This Is Why I’m Not A Landed House Person – Perks of Living in an Integrated Development

Let’s face it! You leave your house 2-3 hours earlier before work to send your baby to the childcare centre and then go through the massive jam that moves at about 20km/hr straight to work. When the day ends, you spend another 2 hours going through the same thing! But wait, you forgot to buy groceries for dinner tonight and you dread having to take a detour to the nearest supermarket so end up driving through your usual fast food restaurant (AGAIN!). Well that’s pretty much my scenario too. I’ve been looking at properties for a while now and have decided to look into integrated developments. Why? Well it seems that there’s a lot of perks living in an integrated development and here are just some of them which i think would suit someone in the same shoes as i am.

1. Secured neighbourhood

I’ve never been quite a fan of landed properties. Partly because i just feel safer in a gated community with security officers on duty 24/7 and the added security of using access cards to enter your home.

2. Numerous facilities available in close proximity

An integrated development means that it is a mix of commercial and residential development. Depending on the development, some would have connection to a mall, grocery store and other shops as well as offices or even schools.

3. Less time wasted on the road

Because the development has all the facilities mentioned above, it makes life easier by not having to drive out all the time and get stuck in massive jams.

4. Great capital growth

Integrated developments are on of the best types of developments to invest in because it has high capital growth. I know this because my husband is in the financial line. What it means is that it’ll cost a lot more that how much you bought it down the line. So say your family grows and now you need a bigger house. Well, renting or selling this current house can give you great profit down the line.


So I already know the benefits of living in an integrated development, but I’m a PJ girl and i’m hoping to stay close to the area. Houses in PJ now are not at all cheap, so while doing some research, I came across a new development called Urbano located in Glenmarie. I quite like the location coz it’s easy access to 6 major highways and it’s located just minutes away from Subang Jaya, PJ and Shah Alam; so that’s a great start already. But besides the location there a few things that really got me intrigued with this development.

Daycare

No more worries about leaving 2-3 hours earlier than you should! I think this is really a great thing to have. It saves us parents a lot of time and knowing that your child is right at ‘home’ making it less of a worry too!

Laundry

You may think that this is something really petty to have.. but I’ve experienced not having one near my home and it’s just a nuisance having to drive out even if it’s 5-10 minutes away. I do have a washing machine at home but once in awhile when I’m spring cleaning and I need to wash heavy duty stuff like bedsheets and curtains, having a laundrette within the gates of your residential area is definitely a plus point for me.

Community Hall

With a landed home, it’s easy to just rent tents and have your kenduri or party on your driveway, but when living in high rise residential areas, then it’s not that easy. So another plus point for me is that Urbano has a community hall in its vicinity making it easier to plan birthday parties or gatherings.

Neighbourhood Mall

Utropolis is a retail mall that is up and running equipped with Mydin, restaurants, bank, dentist, gym, food court, and meeting space. This makes life so much easier especially if we run out of groceries and need to grab something from the supermarket fast.

Attractive entry and sales package

I think the price is also quite reasonable for the location. They have a booking fee of RM3000 which is not too bad, plus i read that they have a great sale package with Developer Interest Bearing Scheme. They have three types of layouts with two of them having dual key units layouts which allows for renting out for additional income. Not a bad idea huh?

I think i’ll be paying them a visit soon. It could be a good idea to buy this home as an investment too, since there’s KDU University in the development! But first, got to register so i can get more info!

  1. I agree with you. And one more factor that I look at – covered carpark below unit.
    That way, I need not to worry even going out or back home when raining, also my car is protected!

  2. The developments in KL are crazy price high! That was also one of the reasons I settle in Ipoh and not KL. But I do agree to live in Pj or other areas in KL, that is the best, less hassle and easier access and most importantly, security. No one’s gonna break into your house if its so high up. More secure.
